Service agreement
The terms every build runs on.
Plain English on purpose. This is the exact agreement you sign at the end of the start form, with your property and numbers filled in there. Read it here first if you like.

1. The parties and this agreement
- 1a"We" and "us" means McCaffrey Advisory Group, LLC, a South Carolina limited liability company doing business as SkipBookingFees.com, Myrtle Beach, South Carolina, represented by Will McCaffrey, CEO and Founder. "You" means the person signing and the owner of the property named above, on whose behalf you sign.
- 1bBy signing you confirm you are at least 18 and have the authority to enter this agreement for that property, including on behalf of any company, trust, or co-owner that holds it.
- 1cBoth of us agree that electronic signatures on this agreement, including a typed name with the recorded time, IP address, and terms snapshot, are binding under the US ESIGN Act and South Carolina's Uniform Electronic Transactions Act.
- 1dThis agreement takes effect when we countersign it, which we do when we send your deposit invoice. Until then, either of us can walk away with nothing owed.
- 1eBusiness days means Monday through Friday, excluding US federal holidays, Eastern time. All amounts are in US dollars and exclude any sales or use tax that may apply.
2. Payment
- 2aTwo payments, both invoiced via QuickBooks. The first is a deposit of 50% of the build price, sent after you sign this agreement. Work begins when it clears.
- 2bThe second is the final invoice at completion. It covers the remaining 50% of the build plus your first year of hosting and care, or the one-time self-host handoff fee instead if you chose to self-host. It is due within 7 days of completion.
- 2cAfter the first year, hosting and care renews annually on your launch date, invoiced separately each year. Nothing else is billed unless you order an add-on.
- 2dYour project clock (7 business days) starts when the deposit, your complete intake form, and the widget embed code from your booking engine account are all received.
- 2eThe finished site transfers to your domain only after the final invoice is paid in full.
3. What you get
- 3aCustom brand guide and logo: logo files, colors, and fonts, delivered as a one-page PDF brand guide. Yours to use anywhere.
- 3bYour website: home, property, photos, area guide, and contact pages, written, designed, and built for you, on one brand and one domain.
- 3cBooking widget setup: the booking engine you choose (OwnerRez, Hospitable Direct, Lodgify, Hostfully, Guesty, or another with an embeddable widget) wired in so guests book and pay on your site.
- 3dMobile-first build: designed for the phone first, not shrunk down later.
- 3eSEO foundations: clean structure, fast load, and the metadata search engines expect. Ongoing SEO/GEO work after launch is a separate, optional add-on (see section 4).
- 3fDigital guest book on your own domain: house info, check-in, wifi, and local recommendations, plus a print-at-home QR sign pack matched to your brand.
- 3gBusiness email setup: we wire up the DNS records so email at your own domain works with the provider you choose (Google Workspace, Apple iCloud+, or another). The email account is yours, in your name, and you pay that provider directly. We do not host or bill for email.
- 3hCleaning guide: a room-by-room turnover checklist for your cleaning crew, on its own private link with a print-ready version.
- 3iReturning guest coupon setup: a discount code so repeat guests have a reason to book direct again.
- 3jTwo revision rounds before launch. A round is one consolidated list of changes.
4. Add-ons, additional properties, and changes in scope
- 4aAdditional properties live under that same brand and domain, each with their own pages, guest book, and booking widget, at the additional-property rate. A property that genuinely needs its own separate brand and site is priced and built as a new build instead.
- 4bAdditional revision rounds are $150 each.
- 4cRush delivery (3 business days) is available for $250.
- 4dOngoing SEO/GEO work after launch, continued search and AI-answer-engine optimization beyond the SEO foundations in section 3, is available as a separate, optional add-on, billed annually per property alongside hosting and care. Ask for current pricing.
- 4eAnything beyond section 3 that you ask for after signing, such as extra pages, another property, or a feature that is not listed, is quoted separately at then-current pricing and agreed in writing before we build it.
5. Your responsibilities
- 5aSend the /start form complete (property details, house rules, guest book content, your photo gallery link) and sign this agreement. Then: we send your deposit invoice within one business day.
- 5bPay the deposit within 7 days of the invoice. Then: your build slot is locked.
- 5cOpen an account with the booking engine you choose (OwnerRez, Hospitable Direct, Lodgify, Hostfully, Guesty, or another with an embeddable widget) and send us its widget embed code. The subscription (typically $14 to $40 per month) is paid by you, directly to the provider. If you do not have an engine yet, we help you choose and set one up. Then: with the deposit in, the 7-business-day build clock starts.
- 5dSecure your domain name and pay the registrar for it, in your own name. We help you check what is available and recommend porkbun.com for the purchase; we earn no referral fee and have no affiliation with them. If you already own a domain, give us access to its registrar instead. By: before launch. Then: your site goes live on your own domain.
- 5ePay for a business email host so mail at your domain works (Google Workspace, Apple iCloud+, or any provider you choose). We personally use iCloud+, since it comes with the iCloud storage many owners already pay for, and are happy to set yours up that way if you ask. Whichever host you pick, the account and its bill are yours; we wire up the DNS settings. By: before launch. Then: your custom email address works.
- 5fApprove your brand guide within 3 business days of receiving it. Brand creation is included; existing assets or preferences you send at intake are incorporated at our discretion, and low-resolution or missing-source files may be recreated rather than reproduced exactly. Then: we build the site.
- 5gReview the preview and send each revision round as one consolidated list within 5 business days. No reply in that window counts as the round declined. Then: completion, and your final invoice.
- 5hPay the final invoice within 7 days of completion: the remaining 50% of the build plus your first year of hosting and care, or the self-host handoff fee instead. Then: your site transfers to your domain within one business day of the payment clearing.
6. Completion and final payment
- 6aCompletion means your site is built on a preview link, your booking widget is live on it, your included revision rounds are used or declined, and we have emailed you that it is ready. The date of that email is the completion date.
- 6bThe final invoice goes out on the completion date and is due within 7 days. It covers the remaining 50% of the build plus your first year of hosting and care, or the self-host handoff fee if you chose to self-host. Your hosting year starts on your launch date.
- 6cYour site goes live on your domain within one business day of the final payment clearing.
- 6dIf the final payment is more than 30 days late, the project pauses: the site stays on our preview link and the deposit is not refunded. If it is still unpaid 90 days after completion, we may close the project, and restarting it is a new agreement at then-current pricing. We may refer an unpaid balance for collection, and you are responsible for reasonable collection costs.
- 6eIf you cancel before completion, the deposit is not refunded; it covers the work already done. If we cancel for any reason other than your non-payment, we refund your deposit in full.
7. Hosting, maintenance, and fixes
- 7aBilled annually, one number: covers the website and every property's guest book together. Hosting, SSL, software updates, and one content change per month up to 30 minutes. Unused time does not roll over. Need more than 30 minutes in a given month? Extra time is billed at $150 per hour in 30-minute blocks, quoted before we start, the same rate as other support outside what's included below.
- 7bYour hosting year starts on your launch date and renews on that date every year. We invoice the renewal 30 days ahead, and it is due 7 days before your renewal date.
- 7cIf the renewal is unpaid on the renewal date, your site, guest book, and cleaning guide stay up for a 14-day grace period while we remind you. After that they go offline until the renewal is paid. If it is still unpaid 60 days after the renewal date, we may remove the site from our hosting. You can request the self-host handoff at any point before then and take everything with you.
- 7dYou may self-host at any time. A one-time $400 handoff fee covers the transfer, for the whole account regardless of property count. Hosting and care end at handoff, and unused months of a hosting year are not refunded.
- 7eDefects: for 30 days after launch we fix anything we built that does not work as delivered, at no charge, whether you host with us or yourself. After that, fixes are covered by hosting and care for hosted clients and quoted separately for self-hosted ones. Problems caused by your booking engine, email host, registrar, or other third-party services are not defects in the site.
- 7fWe do not promise a specific uptime. Our hosting runs on Vercel and Neon, and we rely on their reliability and backups; we do not run a separate backup service. Your content and media live in accounts you own regardless.
- 7gIf we ever stop offering hosting, we give you at least 60 days notice and perform the self-host handoff at no charge.
- 7hSupport that is included: email to will@skipbookingfees.com, answered within 2 business days, for anything about the website, guest book, cleaning guide, or DNS we set up, plus the monthly content change above. See skipbookingfees.com/support for where to go for everything else.
- 7iSupport that is not included: your booking engine or property management software, your registrar or email host accounts, guest questions or disputes, marketing, and building anything beyond what you bought. We point you to the right place; if you want us to handle it for you, it is billed at $150 per hour in 30-minute blocks, quoted before we start. Self-hosted clients get the same terms for any help after handoff.
8. What you own, and how we treat your information
- 8aAfter final payment you own your site: the source code as built for you (a Next.js application), your brand guide and logo files, your written content, and your photos and video.
- 8bThese accounts are created in your name from day one, with us added as an operator you can remove at any time: your domain at your registrar, your booking engine, your Cloudinary media library, and your Neon Postgres database, which holds your site's content, guest book, and cleaning guide.
- 8cWhile we host you, your site runs on our Vercel account. Hosting holds none of your data. Everything that matters lives in accounts you own, so nothing is ever trapped with us.
- 8dWe keep the right to reuse our own underlying template, tooling, and code patterns for other clients. That never includes your content, brand, photos, or data.
- 8eYou give us permission to use your content, photos, and brand only to build, host, and maintain your site, and you confirm you have the rights to everything you send us.
- 8fEverything you give us during intake, including wifi passwords, door and lockbox codes, crew entry instructions, and your guests' information, is kept confidential, used only to build and maintain your site, stored in our admin system, and deleted on your request after a self-host handoff.
- 8gWe may show your finished site, brand, and property name in our portfolio and marketing. Tell us in writing at any time and we will stop.
- 8hSites include a small 'Site by skipbookingfees.com' credit in the footer.
9. Self-host handoff
- 9aAsk by email any time. Within 5 business days of the $400 handoff fee clearing, we deliver your site's source code (a GitHub repository transferred to an account you name, or a zip file), a full export of your database, all of your media files, your admin login, and written deploy instructions.
- 9bIf you want, we also deploy the site to a Vercel account in your name and point your domain at it as part of the handoff. From then on you pay Vercel directly for their plan.
- 9cAfter handoff the site is entirely yours to run, and any further work from us is quoted separately.
10. General terms
- 10aWhat we do is build and host a website. We are not a party to any booking, payment, or stay that happens through it, and we do not operate your rental.
- 10bGuest payments run through your booking engine and its payment processor, directly to you. We never receive, hold, or handle guest money, and we are not responsible for payouts, refunds, chargebacks, payment disputes, or any failure of a guest to pay.
- 10cWe are not responsible for guests or their behavior: damage, injuries, disputes, cancellations, no-shows, reviews, or anything else that happens before, during, or after a stay, whether it was booked through your site or anywhere else.
- 10dLeaving a property manager, a booking platform, or any existing client or contract is your decision and your responsibility, including any notice periods, fees, penalties, or obligations under those agreements. Our guides and articles on those topics are general information, not legal or financial advice.
- 10eYour booking engine, payment processor, domain registrar, email provider, hosting after a self-host handoff, and every other third-party service are separate agreements between you and them. We set them up, but we do not control or guarantee them, and their outages, changes, fees, or policies are not our responsibility.
- 10fYou are responsible for complying with the laws that apply to your rental and your guests: permits, licenses, taxes, insurance, accessibility, and the privacy of any guest data your booking engine or guest book collects.
- 10gYou are responsible for the accuracy of your listing content, the rights to your photos and video, and your house rules.
- 10hWe do not guarantee bookings, traffic, search rankings, or revenue. The savings math on our site is an estimate.
- 10iOur total liability under this agreement, for any reason, is limited to the amount you have paid us. We are not liable for lost bookings, lost revenue, or any indirect or consequential loss.
- 10jYou agree to defend and hold us harmless from any claim, loss, or cost arising from your rental, your guests, your listings, your third-party services, or your use of the website after launch.
- 10kWe are an independent contractor, not your employee, partner, agent, or property manager.
- 10lThis is the entire agreement between us about this build. Changes are valid only in writing (email counts) and agreed by both of us. If any part of it is found unenforceable, the rest still stands. Neither of us may hand this agreement to someone else without the other's written consent, except that we may use subcontractors under our supervision.
- 10mOfficial notices go by email: to us at will@skipbookingfees.com, to you at the address you signed with. Either of us can update our address by emailing the other.
- 10nThis agreement is governed by South Carolina law, and any dispute is heard in the courts of Horry County, South Carolina.
11. Referrals
- 11aOnce you are a client, send another owner our way and we pay you $250 cash within a week of their deposit clearing. No cap. Every client you refer counts.
- 11bTo count, the owner you refer must name you in the "Who referred you?" field when they start their build, and their deposit must clear. One reward per referred client.
- 11cThe referral program is a standing offer we may change or end for future referrals at any time. Rewards already earned are honored as they were offered.
12. Disclosure
- 12aWe may earn a referral commission from booking engine providers. This never affects your price.
