OwnerRez vs Lodgify for Direct Bookings in 2026

August 3, 2026 · Skip Booking Fees

Every direct booking site needs a booking engine behind it: the software that holds your calendar, syncs it with the OTAs, takes payments, and stops double bookings. We wire engines into client sites weekly, and the choice almost always comes down to OwnerRez or Lodgify. They solve the same problem for two different kinds of owners, and picking by that difference saves you a migration later.

OwnerRez: the engine for owners with a custom site

OwnerRez is the engine we recommend by default for owners running a custom direct booking website. It runs about $40 per month for a single property, scaling with property count, and it is built US-first: US payment processors, US tax handling, and support that understands US short term rental operations.

What makes it fit custom sites specifically:

  • Embeddable widgets. Your availability calendar, quote flow, and checkout drop into any website as embed code. Your site keeps its own design and the engine does the machinery invisibly.
  • Deeper control. Custom quote rules, damage deposits, e-sign rental agreements, channel-specific pricing, and one of the most granular rule systems in the category.
  • Real channel management. Calendar and pricing sync to Airbnb and Vrbo, so your direct site and OTA listings never fight.

The trade-off is a learning curve. OwnerRez looks like enterprise software because functionally it is, priced for individuals. Setup takes an evening or two of attention, which is exactly the part we handle for clients during a build.

Lodgify: the all-in-one for DIY hosts

Lodgify answers a different question: what if the engine and the website were the same product? Plans run from roughly $20 to $60 per month depending on tier and billing period, and the lower tiers add a booking fee, so read the plan table closely. In exchange you get a website builder, booking engine, and channel manager in one login.

Lodgify fits you if:

  • You want one tool and one bill, and you are comfortable with template-based design.
  • You would rather configure a site yourself than hire the build out.
  • You value fast setup over deep customization. A Lodgify site can be live in a weekend.

The trade-off is the ceiling. Template sites look like template sites, the booking flow lives on Lodgify's rails, and if you later want a custom site you will still embed an engine into it, at which point many owners end up migrating.

If you are on Lodgify and want a custom site later

This migration is common enough to deserve its own paragraph. The typical path: an owner starts on Lodgify, the template starts feeling generic as the property builds a repeat-guest base, and they commission a custom site. At that point the Lodgify site and engine are one product, so the move means standing up the new site, embedding a new engine's widgets (usually OwnerRez), re-syncing OTA calendars from the new engine, and retiring the Lodgify subscription. It is a clean two-week transition when sequenced right, and the lesson most owners take from it: if a custom site is in your two-year plan, starting on OwnerRez skips the migration entirely.

Our verdict

If you own or plan to own a custom direct booking site, pick OwnerRez. It is the engine we wire into client builds most often, and its widgets are why a custom site can take real bookings without you touching payment infrastructure. If you are firmly DIY and want the shortest path to any direct booking presence, Lodgify gets you live fastest, and a template site taking direct bookings beats a custom site that never ships.

Whichever you pick, the fee math is the same: about 3% card processing plus your subscription, against the 15.5% Airbnb now takes from every payout. The engine is the cheap part. And if neither feels right, we ranked the whole field in our top 10 booking engines guide.
